Property types

In this article we will give the characteristics of the basic types of real estate in Bulgaria, which are slightly different from common in Russia and the CIS.

Flats and apartments

Apartments are analogues of familiar of apartments, differing from the latter by the numbering of the rooms. If Russian flats count the number of bedrooms, Bulgarian apartments, consider the number of bedrooms. For example, one bedroom apartments in our understanding are two or three-bedroom apartment (one bedroom, plus living room or children's room).

Apartments (flats) in Bulgaria you can buy either in the old koteltsovyh or prefabricated homes built decades ago, or in newer concrete. The cost of living depends on its quality characteristics and location.

Today's most popular apartments on the coast of Bulgaria located in the residential complexes, as well as the so-called apart-hotels.

Apartment complex - one or more apartment buildings, United in complexes according to the type of residential areas. As a rule, they are placed within a fenced and guarded territory, on which also are car Park, shops, restaurants, and playgrounds.

The Aparthotel is built on the principle of property where a part of the premises is rented and part is for sale. Today, depending on area and type of dwelling units the following types of apartments:

  • Studio (one-room apartment with a combined kitchen box);
  • One bedroom apartments (apartments with one bedroom, kitchen, living room and terrace area up to 60 square meters);
  • Double bed and three-bed apartments (apartments with two or three bedrooms, 1 to 2 terraces, a kitchen and a living area of 60 to 200 square meters).
  • Maisonettes (duplex apartments being built, usually on the top floors of buildings).

Houses and villas

This segment of the real estate market in Bulgaria is represented by the following types of residential facilities:

  • private home;
  • townhouses;
  • cottages and villas.

Private home suggest the presence of the infield. They usually consist of a basement, called in Bulgarian “basement” and one or more terrestrial.

Townhouses are also commonly found in the catalogs of real estate agencies. They are a private home, the massage is designateds for multiple hosts with separate outputs for each of them.

Cottages and villas type of property is most pronounced in the resort areas of the country. Often villas are located in enclosed suburban towns and are characterized by a larger area of residential and non-residential space and comfort.

Land

According to the Bulgarian legislation, foreign citizens who are natural persons, have no right to purchase land. When it comes to buying a house or construction of a residential building from scratch, then you need to apply for a lease of land for a specified period.

All land plots in Bulgaria are classified into:

  • Agricultural plots;
  • Plots for industrial purposes;
  • Plots (settled areas).

The translation process of farmland in category “areas in the regulation of” lasts from several months to 1.5 years.
