Buying Property in Bulgaria Remotely

Remote registration

Many buyers prefer to inspect a property in person, but a Bulgarian purchase may sometimes be completed through an authorised representative. The available route depends on the transaction, the power of attorney and the documents accepted by the notary and banks.

1 — Inspect in person, complete through a representative

The buyer visits Bulgaria to inspect shortlisted apartments for sale in Bulgaria, reserves a suitable property and, if appropriate, grants a specific power of attorney to a lawyer or other authorised representative. The document should define exactly what may be signed and how funds may be handled. Avoid broad authority or unrestricted account access, and require written evidence of each payment and registration step.

2 — Reserve remotely, attend the notarial completion

The buyer may reserve a property selected from the available properties in Bulgariaand authorise a representative to handle agreed preliminary steps. The buyer then travels to Bulgaria to sign the notarised deed in person. Timing is project-specific and should not be assumed from a fixed estimate.

3 — Complete remotely under a power of attorney

For a fully remote purchase, a Bulgarian lawyer should first confirm the required form of the power of attorney and supporting declarations. Documents signed abroad may need notarisation, apostille or legalisation and a certified Bulgarian translation. Before completion, independently verify the property, seller, final deed and recipient bank details; after registration, obtain official copies showing the recorded ownership.
