Before considering a mortgage in Bulgaria

  • A mortgage can allow a buyer to purchase a home without paying the full price upfront, but the total cost, currency risk and repayment terms must be assessed carefully.
  • Financing through a Bulgarian company does not automatically create a VAT refund. VAT treatment depends on the property, transaction and the company's taxable activity; obtain current tax advice before relying on any recovery.
  • Compare the full cost of borrowing with the cost of renting property in Bulgaria . Similar monthly figures do not make the two options financially equivalent.
  • Owning property in Bulgaria does not by itself grant a five-year visa or permanent residence. Immigration status is governed by separate rules and should be checked through current official sources.

Typical information requested for a mortgage application

  • A deposit may be required, often expressed as a percentage of the purchase price. The amount and acceptable source of funds depend on the lender and applicant.
  • Proof of income and tax documentation;
  • Evidence of stable, sufficient and verifiable income;
  • A credit report or other evidence of credit history;
  • Identification, age and repayment-term checks under the lender's current policy.

Important Mortgage availability for non-residents varies considerably by bank, nationality, income source, residence status and property. Do not assume that formal eligibility means an application will be approved.

A lender or broker may charge application, valuation or processing fees. Ask for a written fee schedule and refund policy before paying, and do not rely on old approval-rate estimates.

Using a company as the borrower is not a simple workaround. It can add accounting, tax and legal costs, and approval still depends on the lender's assessment.

This overview is general information. Request written terms from several regulated lenders and have an independent adviser review the total cost before applying.

Developer instalment plans as an alternative

Some developers offer instalment plans. These are not bank mortgages and may provide fewer protections, so check the construction stage, title, payment schedule, default terms and refund rights.

Historic offers have included arrangements such as:

  • Short interest-free periods;
  • Longer instalment periods with or without interest, depending on the project;
  • Interest charged on the outstanding balance for extended terms.

A substantial initial payment is commonly required, but the percentage varies by development and contract.
