After Buying Property in Bulgaria: Registration Checklist

After the notarised deed is signed, the buyer should confirm which registrations, declarations and account changes still apply to the specific property.

The deed and entry in Bulgaria's Property Register are the core evidence of the transaction. BULSTAT, municipal tax and cadastral steps are separate administrative matters and do not all apply in the same way to every buyer.

1 — Check whether BULSTAT registration applies

BULSTAT is maintained by Bulgaria's Registry Agency; it is not the Property Register and should not be described as registration of the property itself. A lawyer should confirm whether the buyer requires a BULSTAT entry and the current filing deadline.

If BULSTAT registration is required for the owner of property in Bulgaria , the resulting evidence may include:

  • an official BULSTAT number or electronic record;
  • a certificate or other current form of confirmation issued by the Registry Agency.

2 — Check municipal tax obligations

Information from a property transfer may be sent to the municipality, but the owner can still have declarations or corrections to make. Ask the relevant municipality or lawyer which current deadline and procedure apply rather than relying on an old two-month rule.

  • a municipal declaration or application, if required;
  • the owner's identification or BULSTAT details, where applicable;
  • a copy of the notarised deed and any supporting documents requested.

Keep the filing receipt, incoming reference number and proof of any payment. These records help resolve later discrepancies.

3 — Check cadastral records

After acquiring property in Bulgaria, verify that the cadastral map and register correctly identify the property and owner where the area is covered by the cadastre. A correction or update is case-specific and should be handled through the competent authority.

Important Requirements and deadlines depend on the buyer, municipality, property and current law. Missing a required filing can lead to fines or administrative problems, even though it does not automatically cancel ownership acquired under a valid registered deed.
