Many owners use their Bulgarian property only during holidays. If the apartment will be empty for several weeks or months, prepare the utilities, appliances, ventilation and security before leaving.
Settle Bills and Arrange Local Checks
Before leaving, pay any outstanding utility bills. Check electricity, water, internet, maintenance fees and local taxes, and make sure automatic payments or contact details are up to date. Keep receipts and account statements. If possible, ask a trusted local contact or property manager to inspect the apartment periodically.
Electricity
Switch off non-essential circuits and unplug appliances. Keep power on only for systems that need it, such as an alarm, router, ventilation or frost protection, and follow the equipment manufacturer's instructions.
If the refrigerator will be switched off, empty and defrost it, then leave the door slightly open. Leave the washing-machine door and detergent drawer open after they are clean and dry.
Water
A leak can cause serious damage while the property is empty.
- Close the main water supply if the building and heating system allow it.
- After closing the supply, briefly open a cold tap to release pressure.
- For boilers and water heaters, follow the manufacturer's shutdown instructions or ask a plumber.
- If freezing is possible, ask a qualified plumber whether any pipes or cisterns need draining.
Prevent Drain Odours Do not seal drains with improvised plastic bags. Make sure traps contain water, and ask a property manager about an approved trap seal if the apartment will be empty for a long time.
Secure Doors, Windows and Ventilation Lock windows and balcony doors and remove loose outdoor items. Do not block required ventilation. If using air conditioning or a dehumidifier while away, use a safe manufacturer-approved setting and arrange periodic checks.
Store Clothes and Furniture Properly Wash and dry clothes before storing them. Use breathable storage rather than sealed plastic if there is any risk of damp, and cover furniture with clean, breathable sheets.
Security Test the alarm, locks and smoke detectors. If leaving keys with a concierge or manager, record who has access and how you should be contacted in an emergency.
Control Humidity
Bowls of ordinary salt are not a reliable way to protect a coastal apartment from damp or mould. Use a hygrometer and a suitable dehumidifier or purpose-made moisture absorber, ensure safe drainage where required, and arrange regular ventilation and inspections.
