Green Forest is under construction in Kosharitsa, on the slopes of the Balkan Mountains, approximately 2–2.7 km from the sea. The complex consists of five four-storey buildings with one- and two-bedroom apartments; some neighbouring apartments can be combined into larger homes. The grounds will include two outdoor pools, a playground, landscaped areas and 57 outdoor parking spaces. Apartments can be purchased with finished interiors or fully furnished.
What to know before buying
Apartments. The main choice is between one- and two-bedroom apartments starting at around 73 sq. m. There are apartments of about 80–102 sq. m, as well as larger layouts created by combining neighbouring units. Most apartments have views towards the sea, mountains or forest.
Finishes and furniture. Two options are available: an apartment with a finished interior but without a full furniture package, or a fully furnished and equipped home. The furnished options include a fitted kitchen, appliances and air conditioning; some apartments also have a smart home system. Check exactly what is included alongside the price of the apartment you choose.
Payment. The reservation deposit is €2,000, with a first instalment of 30% due on signing the preliminary contract. The remaining balance can be spread over 1–2 years, with payments every three months. Under this arrangement, the purchase price increases by approximately €2,000 for each year of the instalment plan.
Maintenance fee. The fee is €12 per sq. m per year. For an apartment of 74 sq. m, this comes to around €888 annually; for 102 sq. m, approximately €1,224. These funds cover the upkeep of the pools, landscaped grounds, communal areas, CCTV and access-control system.
Parking and grounds. The complex is planned to include 57 outdoor parking spaces, two pools, a playground and relaxation areas. Parking is on site, but the availability of a vacant or allocated space should be checked for the specific apartment.
Timeline. The buildings at Green Forest are being approved for occupancy in phases and are at different stages of completion. The overall target for completion is late 2026 to early 2027, so Act 16 status should be checked for the particular building, rather than assumed to apply to the entire complex.
Green Forest’s defining feature is its elevated setting above Sunny Beach, surrounded by greenery at the foot of the mountains. The resort and beaches are a few minutes away by car, public transport is available nearby, and larger shops are more conveniently reached by car. The elevated location has less dense resort development, and many apartments enjoy open views of the coast.
Green Forest is a good fit for those who prefer the peace of Kosharitsa to a beachfront location in Sunny Beach and want a new apartment with the interior already finished or fully furnished. When choosing, consider the distance to the beach, the annual maintenance fee and the construction stage of the specific building. If being able to walk to the sea or buying an apartment that already has Act 16 is more important, we can compare Green Forest with completed complexes in Kosharitsa and Sunny Beach.
