What is Bulgarian State Standard?

Often in the description of the newly built real estate, you can come across the term Bulgarian State Standard (BDS). Basically, this characteristic is found in the description of apartments and apartments located in residential areas of the city, except for the resorts. What does this term mean, and what information he brings to buyers?

What does the term “Bulgarian State Standard”?

Bulgarian state standard specifies the degree of completion of a residential facility. This means that, by agreeing to BGS, you get a free apartment interior decoration with fully finished common parts. This option is optimal for buyers intending to carry out repairs of internal premises of the apartment independently. According to the Bulgarian State standard residential facility is transferred to the buyer as follows:

  • Concrete screed floors without floor covering;
  • Aligned walls ready for the application of topcoat, coarse putty;
  • Plastic or wooden box;
  • Metal entrance and internal doors;
  • Extensive electrical fittings without sockets and lighting;
  • Sewer pipe and tubing in the plumbing and kitchen areas without installed sanitary facilities (sink, bath, taps).

Modern housing in Bulgaria, classified by the BGS, has a number of advantages for buyers:

Relatively low price. The price of the apartment without finishing and furniture is considerably lower than the price of ready apartments “turnkey”. The difference in price is about 200 euros per square meter. This is a great advantage for those wishing to purchase a Bulgarian property, however, does not have sufficient means to buy a full apartment.

Individual design. The estate at this stage of completion allows the buyer to equip the interior of the premises at will. This allows you to order furniture or purchase furniture that will harmonize with the overall interior of the apartment.

Investment attractiveness. Apartment without finishing does not require any special maintenance. This is a great solution for investors who plan to invest their money and earn income from the resale of housing in the future.
