In the secondary housing market in Bulgaria: characteristics, specifications, prices

Two-thirds of residential properties in Bulgaria have second homes. Many buyers chose this property primarily because a homelike apartment seems to them safer and safer new housing "without reputation." Acquiring other "housing under the key" not to mess with the repairs and finding furniture – and the apartment completely ready to move in can only be found on the secondary market.   • The old housing stock is apartments and houses of the socialist era or the transitional period of the 90-ies. Housing of this type is rare in the Bulgarian resorts. The focus of such properties – Bulgarian city, Varna, Burgas, Nessebar, Sofia. Housing of this type is popular mainly among the local population and foreigners deciding to move to the Bulgarian city for permanent residence.

The majority of transactions of purchase and sale of real estate in the resorts of Bulgaria passes new estate, because the housing of Sunny beach, Nessebar, Golden Sands, Ravda is 90% residential complexes 2000-ies.

Prices in the secondary housing

The average in Bulgaria prices in the secondary market are 445 Euro per square meter. In Sofia the average price target is € 750-820. On the black sea resorts the cost of a "square" close to the capital rates. The buyer planning to buy a house or apartment on the sea with a good location and quality characteristics, should focus on the 600-900 euros per square meter.

What you need to know about the Bulgarian "secondary"

  1. Second homes often are sold with furniture and appliances.
  2. "Secondary" is more than 75% of the real estate market in Bulgaria.
  3. Average StaImost square meter resort real estate – 500 Euro the meter, although the price range is from 250 to 2,000 euros. Prices at the resorts in the outskirts of Varna, 20-25% higher than in Burgas region.
  4. In the secondary market of Bulgaria actually buy apartments at a discount, as trying urgently to sell the property, buyers are willing to bargain.
  5. A separate category of housing is residential properties at auction that sell banks from the portfolio, confiscated from debtors ' facilities.
