Where is the best place to live in Bulgaria?

According to statistics, 64-67% of buyers in Bulgaria believe that the purchase went smoothly and successfully, but the property isn’t located in a preferable location.

In this article, we’ll describe a few popular location options in Bulgaria and our top pick.

Customers from Russia, Ukraine and CIS countries often ask me: "Where would you recommend to move to Bulgaria"? And my answer starts first and foremost with a few questions. How would you like to live and where? What you plan to do? Do you have a stable income? Do you have children? Based on these answers I can give adequate advice or at least to share information, which is almost impossible to obtain from public sources.

Burgas, Varna and nearby cities

Burgas and Varna – the city equivalent to each other, although someone might have a preference for one or another administrative center. Both contain well-developed infrastructure and constant construction of new residential properties. Pensioners and couples with children are often attracted to both of these cities.

It is important to note that the Varna and Burgas (though located on the seafront) are primarily regional rather than resort centers. Here you’ll find a quick pace of life: everyone is busy working and traveling for business. For many, it is good to live in a fast-paced city with developed infrastructure, in contrast to a more peaceful and laid-back countryside area.

If you’re in the mood for the beach, check out a neighboring city, such as Pomorie or Ravda.

Why is Bulgaria popular for retirees?
  • Medical establishments, banks and shops in close proximity, and comfortable public transport.
  • The virtual absence of fee-for-service complexes, which makes life considerably cheaper.

Why is Bulgaria attractive to families?

Bulgaria takes pride in its schools. Municipal authorities do not spare money on them. For example, a school in Nessebar meets the highest standards and works on the same level, and even higher in some schools of Burgas and Varna. In each class there are three or four Russian speakers of disciple that facilitates the adoption of a child/teenager and gradually introduces him to "the youth of the Bulgarian peace."

About 70% of immigrants opt for a life of sea resort towns and villages. Moving here are mostly those who plan to earn during the tourist flow in the summer or want to enjoy the sea and soak up its charms all year round.

The most popular areas include: St. Constantine and Elena, St. Vlas, Sunny beach, Nessebar, Ravda, Pomorie, Sozopol. The settlements, which over the last 15 years got the infrastructure that can support living there everything necessary for a comfortable life.

Advantages:

  • The proximity to one another and to regional centers (10-30 km).
  • No attachment to a city apartment. Today the construction of new, modern roads funding at the national level.
  • The presence of residential complexes with a landscaped area. A high level of service, especially in the summer. Of course, much depends on the value of the property and selected location, but in General housing is always worthy.
  • The staff of hotels, shops and medical facilities, multilingual (including Russian).
  • International restaurant in restaurants and cafes, and availability of familiar foods in the stores.
What is there to do in the winter?

Life in winter is in the first place, perfectly clean sea air, mAHCI climate and quality products. This option is very convenient. It only takes 10-15 minutes by car or public transport to change a quiet, peaceful environment to a noisy, crowded coast (and Vice versa).

Let’s discuss some nuances. For example, urban growth has not bypassed Bulgaria side that significantly influenced internal migration (migration from villages and the natural decline in them). This primarily relates to settlements remote from sea lanes by more than 10 km. Considering them as an option for permanent housing, it is necessary to pay attention not only to the low cost of homes and land.

Consider:
  • Your neighbors — whether it is a working married couple or noisy sedentary Gypsies (the latter can be found frequently);
  • the status of the house (is it possible to enter it without costly, complex repairs);
  • will there be problems in the future, if you want to sell or exchange.

There are cases when cheap houses in these villages were acquired by the elderly, not paying attention to other factors. In the end, they remained alone with their problems, and in trying to sell the house, couldn't return invested in the property money.

What small towns do we recommend?

Suggest to consider the well-known villages that are located in recreational areas (3-10 km from the shoreline). They are more developed, rich and are funded by the local administration. Our list: Kosharitsa, Marina, Edge of the sea Tankovo, private sector Review, Byala, Sozopol, Sveti Vlas. The cost of houses in these settlements will be higher, but the quality of housing (life in general) too has changed significantly. In any case you choose.

To summarize:

  1. To understand where it is better to live in Bulgaria, in the beginning think about the needs of your family and how comfortable life will be in your town. For example, for families with children the proximity of educational institutions is a priority, therefore it is better to settle in cities or close to them. For seniors it is of paramount importance infrastructure component and access to quality health services.
  2. If we talk about the format of the home, it is best to choose flats or apartments. If you still stayed at a private home, be aware of the disadvantages of rural areas and taking into account the prospects of sales in the future.
