Real estate company Bulgarian Properties analysed the capital’s rental market. Its calculations compared residential property prices with monthly rents for those homes. The resulting average apartment rental yield in Bulgaria was 5.4% in 2015.
In Sofia, one-room apartments can be rented for up to €300, two-room apartments for up to €550, and larger apartments for €400–900 per month.
The highest property yields, above 6.5%, are in the upmarket Vitosha district, the city centre and some parts of Mladost, Manastirski Livadi and Lozenets. New buildings offer yields above 6%, as their purchase prices are often lower than those on the resale market, while rents are higher thanks to the homes’ good features.
Since rental yields on Sofia property are significantly higher than average bank deposit rates, experts predict more investment in property purchases for subsequent letting.
